Special Loan Programs

Like many people, you may want to buy a home and live the American Dream, but maybe money's a little tight and there's no way you can come up with a down payment. Don't give up. There are many special loan programs which might be custom made for your home buying needs.

One of the best deals around is an RDA loan. This special mortgage is actually a US Department of Agriculture program. You basically pay nothing up front. No down payment and no closing costs. Generally you can not earn more than 80% of the median income in the area to which you're moving. The home you're buying must be located in a rural area. A farm home loan is similar. Again, you must move to a rural home, your annual income cannot exceed the area's median. The same income requirements apply to the Community Home Buyer's Program. With this loan you need only a three percent down payment. County governments offer still more options. Often the county makes your down payment and pays closing costs, but you must repay that money if you sell your home sooner than five to seven years after purchase.

Most special programs are for first time buyers or people who haven't owned a home for at least three years. How do you find out about these deals? Talk to a Realtor or lender who is well-versed in the nuances of special programs, then get busy finding a house. In many cases grant money doesn't last long.
